Payment and Cancellation policy
If you cancel more than 30 days before your scheduled stay, a full refund will be issued, minus a £25 admin fee. If you cancel between 14 and 29 days before your scheduled stay, we will issue a 50% refund. Cancellations within 14 days of your stay will result in the loss of your payment, unless we can re-book the accommodation to another guest. In that case, we will reimburse you monies paid, minus a £50 admin fee.
Guest Requirements
Upon booking you will receive an automated secure request for ID from the main guest, and a request for a Good Housekeeping Bond (details below). Your booking is not confirmed until we receive this information. We do not accept bookings or check-in’s from anyone under the age of 21.
Damages
On request, you will reimburse us for replacement, repair or extra cleaning costs. Prior to arrival you will be asked for a Good Housekeeping Bond (GHB) dependant on which property you have booked, by way of a ‘hold’ on a credit card. We ask that you return the property to us in the same condition as it was at the start of your stay. We obviously expect there to be fair wear and tear in the property, but the cost of any damage which occurs due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the property (or their guests) may result in the cost being deducted from the GHB. Please tell us if you notice anything broken or missing, even if it’s not causing you inconvenience, to allow us enough time to put things right before the next guests. There is a charge of £50 for any lost keys.
If damage occurs to the Property as a result of the actions of Guests during the stay, where the extent of that damage is so severe that Ocean City Retreats must (in their sole opinion) cancel and/or refund subsequent bookings, Ocean City Retreats may bring a claim against you for any loss arising as a result, including the cost of refunding other guests affected by cancelled Bookings and any additional administrative fees incurred in respect of the same.
Number of Guests
Only the number of guests booked and paid for, are able to stay overnight. Undeclared guests will be charged at £75 per night, per person. You agree to use the property solely for it’s intended purpose of serviced short term accommodation, and you must not use the property or the site for any illegal, dangerous, offensive or noisy activities, or behave in a way that will cause annoyance to other guests on site, or neighbours. Failure to respect these conditions could result in you being asked to leave, and no refund being issued.
Check in/Check out time
Our standard check in time is from 4pm onwards, and check out time is no later than 10.30am, unless prior arrangement has been made. We ask you to please respect these times.
Failure to do so may result in a charge of up to £75.
Use of the property
The property is to be used strictly for temporary short term accommodation. No commercial activities should be carried out in the property. Breach of this condition may result in immediate termination of the booking without refund.
Parties and Group Celebrations
Our properties must not be used for any kind of party or group gathering without the express prior consent from Ocean City Retreats Ltd. We reserve the right to cancel your booking without notice, and without reimbursement, should the terms of our agreement be broken. Please contact us to discuss any questions you might have, in advance of your stay.
Security
Please be aware that all of our properties have Ring doorbells and/or security cameras which have the capability to record outside only. Tampering with these is considered a breach of contract.
Smoking/Vaping
There must be no smoking or vaping inside the property.
Electric Vehicle Charging
Charging of electric vehicles from the domestic supply is not allowed. Your guest guide will tell you where the nearest public charging point is located.
Services
We endeavour to provide all services advertised, however, we cannot be held responsible for a loss of service provided by a third party and/or something that is beyond our control.
Candles etc
The use of real candles or any open flame is prohibited at all times.
Dogs
We accept a maximum of two dogs in our ‘dog friendly’ properties and in making the booking you agree to never leave them alone in the property (no matter how short a time). If your dogs are used to being on sofa’s and beds at home, please bring sufficient blankets to protect our furniture. We would prefer all dogs to be exercised off site but if that’s not possible, please ensure you always pick up after them.
Access
The owners, employees and contractors of Ocean City Retreats Ltd may need access to the property at any time. We will endeavour to provide prior notice.
Liability
Guests and visitors are advised to ensure their own insurance covers any loss or damage to personal property during their stay and to ensure adequate personal and travel insurance is taken out.
Children
We welcome children in most of our properties but please note, we do not supply any equipment specifically for younger visitors e.g. high chairs, and these need to be provided by the guests. Please check individual listings for suitability of very small children.
Finally, should there be a breach of any of our terms and conditions we reserve the right to ask you to leave our property and would not be obliged to refund you the remaining balance of your stay.
